<li>Client preferred to renew its lease for a long term; however, the landlord would offer only a short-term renewal.  </li>



<li>Client’s “sweet spot” for revenues was in the heart of Center City Philadelphia.  </li>



<li>Time saved in transporting enforcement officers to and from their areas of responsibility would enable them to write more tickets and increase revenue.  Additional revenue would cover the cost of rent at the new facility.</li>



<li>Client settled on two potential locations, although the first choice was the clear favorite.  During final lease negotiations, the prospective landlord in the favorite choice announced that it planned to buy the second choice of buildings and put the Client there.  This was unacceptable to the Client. </li>
</ul>



<h2 class="wp-block-heading"><strong>Solutions</strong></h2>



<ul class="wp-block-list">
<li>Brad learned that a suitable space adjacent to the first choice had just been placed back onto the market.  Lease on that space was signed 27 days after the initial tour.  </li>



<li>Same financial terms as the lease originally negotiated with the “first choice” landlord.  <strong>New space is 33% larger, with rental expense that will be lower in year 25 than in the last year of the original lease.</strong></li>

<p>Brad Mills was hired by two owners of adjoining properties in Center City Philadelphia to sell their properties after they learned of the high price paid for a parking lot on their block.&nbsp; As a result of that transaction, the buyer, a parking lot developer and operator, owned the entire block with the exception of the properties belonging to Brad’s clients.</p>



<p>The developer felt no urgency to buy the remaining properties and no obligation to pay an equivalent price for them.&nbsp; Brad calculated the extra costs associated with the properties to use the ground for parking, deducted them from the price per square foot of the recent sale, and arrived at an equivalent asking price.&nbsp; Because of the developer’s low offer, Brad began an aggressive campaign to identify at least one additional bidder.&nbsp; Contacting the 55 most likely buyers, including developers, investors, and parking operators, Brad secured another serious bid.&nbsp; Once the developer learned of the competing bid, it increased the offer by over $1,000,000, or 42%.&nbsp; Brad’s clients achieved a price that was equal, on a per-square-foot basis, to that of the adjacent parking lot.</p>

<p>Client had recently purchased a company and as a result inherited a $6,000,000 real estate transaction for a build-to-suit manufacturing facility.  Brad Mills was engaged two weeks prior to settlement to review the transaction for excess costs. </p>



<h2 class="wp-block-heading">Result</h2>



<p>Brad located several alternative sites with similar features at lower cost.  Armed with this information, the client was able to negotiate a 50% reduction in the land cost without delaying the project.</p>

<li>Conducted parallel lease negotiations to maximize leverage: negotiated average rent <strong>14%</strong> <strong>lower than market (saved $825,000)</strong>.</li>
